Q: Why do I need to place a deposit to hold an apartment?

A. We only hold apartments with a deposit. This ensures that we are being fair and only reserving apartments to SERIOUS tenants.

 

Q: Do I have to leave my apartment during breaks?

A. NO! This is off campus housing, not the dorms. We do not make you leave your apartment when school is not in session.

 

Q: Can I really live in my apartment FREE over the summer?

A. YES! We allow tenants who are renewing their lease (for the following year, AT THE SAME LOCATION) to stay in the apartment over the summer break, rent free. The tenant is still responsible for utilities, and must inform our office if they are staying or leaving for the break.

 

Q: Why do I need a guarantor if I am over the age of 18?

A. ALL STUDENTS must have a guarantor. This is the policy of the Dentino Agency for ALL STUDENTS regardless of age.

 

Q: When is trash pick-up?

A. County Hauling picks up trash on the curb early on Friday morning. They will not pick the trash up unless it is ON THE CURB.

 

Q: I already live in my apartment, why do I need to place another deposit to reserve my apartment for next year?

A. Your current security deposit is refunded in May (less damages). Therefore, since you are signing a new lease, we need a new deposit.

 

Q: When should I start looking for an apartment?

A.  We suggest that you start looking as soon possible. It is not uncommon for our agency to receive apartment inquiries as early as Thanksgiving Break.

 

Q: What if I’m getting a student loan?

A. You must pay the equivalent of 1 month’s rent + Garbage, Sewage, Water (if applicable) and Occupancy Fees, prior to receiving your apartment keys.

 

How to calculate 1 month’s rent:

Semesterly Rent Amount X 2 = Lease Term Rent

Lease Term Rent / 9 (approx. length of lease term) = 1 month’s rent.

For example, a semesterly lease amount of $1,800 per semester:

$1,800 per semester X 2 Semesters = $3,600 Lease Term Rent

$3,600 / 9 months = $400 (1 month’s rent)

 

Add to this figure your Garbage, Sewage, Water (if applicable) and Occupancy Fees, and this is what you must pay by August 1st..

 

For example, Garbage-$65, Sewage-$90, Occ Fee- $30 = $185.

So, $400 (1 month’s rent) + $185 (Garbage, Sewage, Occ Fee) = $585 due.

 

Also, if you are getting a student loan, you will be required to provide us with a Statement from the Bursar’s Office before September 1 (for the fall semester) and January 15th (for spring semester) to avoid late fees.

 

As soon as you receive your refund check, your balance must be paid in full or you will be charged late fees from August 1 or December 1.

 

Remember, we are not looking for your late fees, we prefer rent to be paid in a timely manner, as landlords have mortgages, taxes, insurance & other costs to be paid.

 

 

What about Utilities?

 

A.    Utilities must be put in tenant(s) name(s) before receiving apartment keys.  You will be charged a $50 fee if the Landlord receives any utility bills in their name after your occupancy date.  In addition, in that circumstance, we will immediately call for termination of utilities.

*Call the Cable & Internet company well in advance to avoid delays in service due to the large amount of calls they will have in August.   In the past, there have been delays of up to 2 weeks, so it is to your advantage to call early.
